Your Listing Expired. Here's What the Numbers Actually Say
.
If your listing just came off the market, you are getting a lot of calls this week. Most of them started with a list somebody bought this morning.
I look at the house first.
In Jacksonville right now, 31% of listings have cut their price at least once. Homes that are priced and presented right are still selling in about 30 days. Homes anchored to what the market paid in 2022 are sitting. Neither of those is a reflection on you, and neither one is permanent.
What usually went wrong is one of four things. The price was set against the wrong comps. The photography did not do the house justice. Nobody could actually get in to see it. Or the feedback was not coming back to you in a form you could act on.
Any of those is fixable. Which one it was matters, because the fix is different for each.
The photos are the one you can check for yourself. Your old listing is probably still sitting on Zillow. Dark rooms, phone pictures, too few of them, no floor plan, nothing running on social to put the house in front of anybody. People decide whether to book a showing off those pictures, and a house that shows badly online gets fewer people through the door.
Marketing depends on the house. Not every listing needs the same thing, and some homes qualify for exposure most listings don't get. Whether yours does is one of the things I'll know before we talk.
I will tell you which one I think it was, for you, before you commit to anything. No cost, nothing to sign, and no obligation for my advice.
About me. I spent nearly 28 years in federal law enforcement before real estate. I am with Momentum Realty here in Jacksonville and I am SFR and MRP certified through the National Association of REALTORS. I work Jacksonville, St. Augustine, and throughout Northeast Florida.
How I work. I will give you the facts and lay out your options and explain what each one looks like. What you do with that is your call. If an option is that you should wait six months, I will tell you that.
If your listing goes back on with Momentum, you will know where it stands with regular feedback. Being left in the dark is the single most common complaint sellers have about their expired listing, and it is the easiest one to fix.
